Each one does a single job inside the email, calendar and listing tools you already use.

Deal Tracker

Finds deals that fit each client.

See an example

Every morning it checks new listings against each buyer’s or investor’s criteria and sends the matches. At Locale Real Estate it runs a daily scan for 3 clients — 4+ hours of searching back every month. You decide which deals to pursue.

Leasing Communicator

Answers every renter, fast.

See an example

A renter asks about a unit. The bot replies within minutes, offers tour times and keeps applicants updated. With 2 listings a month, that’s about 15 minutes a day saved during each listing’s first week. You keep pricing, concessions and approvals.

3 days of vacancy saved per turnover

Listing Photoshopper

Gets a unit listed sooner.

See an example

It edits listing photos so a unit can be marketed before turnover touch-ups are finished. On a $3,000/month unit, getting it marketed 3 days sooner saves about $300 of rent. You approve every photo.

Listing Photoshopper 3 days sooner on the market, last turnover
We used to wait until the painters were gone and every last repair was finished before we could list a unit. On our last turnover, Listing Photoshopper took the drop cloths, ladders and in-progress fixes out of the photos, and we were live three days sooner. That’s three more days of showings we’d never had before.

Quick answers

What does it cost?

Setup is free, and so is each bot’s 7-day proving week. You only pay for the bots you keep:

  • Your first bot: $75/month. That’s $50 for the bot plus $25 for Brainkeeper, the team lead that keeps your bots up to date.
  • Every bot after that: $50/month.
  • Every 6th bot is free, and Brainkeeper becomes free once you pay for 5 bots.
  • All three live bots together: $175/month.

Is it worth what I pay?

One commission, one tenant placed or one deal found sooner can cover a year of bots. All three live bots cost $175/month, about $2,100 a year. One commission, a unit rented a few days sooner or one deal found ahead of other buyers can be worth more than that. Your monthly report shows what each bot actually did.

Do I have to learn anything new?

No. Your bots work inside the email, calendar and listing tools you already use. We walk you through every sign-in on a guided call, and you answer a few questions about how you work. We handle the rest.

Will a bot talk to my clients without me?

Not until you say so. Every bot starts draft-only. Pricing, offers, concessions and anything public always wait for your OK.

How much of my time does setup take?

Very little. Setup is free, and most of it is on our side: we review your last 90 days and watch your real deal flow for a week. Your part is a 10–20 minute interview and a guided call to connect your accounts.

Will it work with my CRM, MLS or listing sites?

We check the tools you already use on the free call. If your CRM or a tool you pay for already does the job, we’ll tell you, and you won’t need a bot for it.

Are the photo edits OK for the MLS?

Listing Photoshopper makes the edits you’d make yourself — light, color, straightening, clean-up — and you approve every photo. Anything that changes the property itself, like virtual staging, is flagged so you can label it the way your MLS requires.

What happens if it doesn’t help?

You don’t keep it. Scrap any bot after its proving week and owe nothing for it. After that, pause or cancel any bot anytime — no notice needed.
